New immigrants (Olim Hadashim) enjoy significant real estate benefits in Israel. Purchase tax: Olim receive the same favorable rates as first-time Israeli buyers (near-zero on the first ~1.92M ₪) even if they own property abroad, for up to 7 years after Aliyah. Mortgage: Up to 75% LTV (vs. 50% for non-residents), with some banks offering preferential rates for Olim.

How long do Olim benefits last for real estate?

Purchase tax benefits last 7 years from Aliyah date. Sal Klita payments last approximately 1 year. Rental assistance can last up to 5 years. Mortgage benefits (higher LTV) are available as long as you're classified as an Oleh Hadash (typically permanent). The 7-year window for purchase tax is the most critical deadline.

Should I buy immediately upon Aliyah?

Generally no, unless you have strong ties to a specific city and ample savings. Most housing experts recommend renting for 1-2 years to: learn the market, establish employment, qualify for a better mortgage, and ensure you've chosen the right location. However, in rapidly appreciating markets, earlier purchase can be financially beneficial.

Can I use my overseas income to qualify for a mortgage?

Yes. Israeli banks accept documented foreign income for mortgage qualification. You'll need: translated tax returns, bank statements, employment verification, and possibly an income letter from your employer. The bank converts foreign income to NIS at current rates.
